First Pointe Management Group is proud to offer exciting opportunity for an experienced Property Manager to manage our 224 unit apartment building in Petaluma, Ca.
Job Description:
Responsible for the daily operations for all property management functions including resident relations, property budgets, reporting, property maintenance, property appearance and condition, collections, and providing (or directing) on-site or general leasing activities.
Supervision: Responsible for supervision of employees: scheduling, training, performance evaluations and disciplinary actions.
Leasing Duties: Show units to prospective residents, processing applications/leases, running credit reports. Must have knowledge of the properties, current availability and rent prices and do whatever is necessary to obtain 100% occupancy. Monitoring of lease expiration dates, complete lease renewals and rent increases.
General Office Duties: answer phones, code Purchase Orders/Invoices, process mail, prepare daily bank deposits, process maintenance work orders and will maintain all filing for: vendors and residents. Collect and process receivables, and support management.
Resident Relations: Collect rents and handle delinquent accounts, Move In and Move Out procedures, handle 3-day notices, complete eviction proceedings when necessary, customer service, handle resident relations, monitor/enforce all safety procedures for all residents/staff/vendors/visitors and attend various community functions.
Reports: Meet all deadlines with the reporting: annual budget preparation, monthly variance reports, delinquency reports and expense control.
Emergency Contact Duties: Handle on-call emergencies including: maintenance emergencies, earthquake emergencies and noise/lease violations. Will be responsible for calling security/police if necessary and completing incident reports.
Requirements:
Must possess a minimum of 3-5 years experience as a Property Manager with a large apartment property 200+ Units. Must have prior supervisory experience and managing a staff of employees.
Experience working on a property renovation/rehab is required.
CAM/ARM or CAA certifications is preferred.
Knowledge of Fair Housing Regulations.
Must be computer savvy with MS Office (Word/Excel Intermediate) and Yardi.
This position requires excellent organizational skills. The candidate needs to possess a high level of professionalism, the ability to communicate (written and verbal) with many levels and possess strong work ethics.
